How it works
Every Lancashire treatment we carry out is built around heat. Bed bugs and their eggs die when held above about 50°C for long enough. We heat rooms to 50–60°C and hold that heat until the hardest-to-reach spots stay above 50°C. Temperature sensors go into the places bed bugs favour, such as mattress seams, bed frames, skirting boards and sofa joints, and we watch the readings live throughout.
Take a Blackpool guest house with letting rooms over three or four floors: guests arrive with luggage from all over the country, and bed bugs can spread between rooms. We plan the heat room by room so the top floor reaches the same temperature as the ground floor, and we fit the work around your bookings where we can. A two-up two-down terrace in Burnley or a shared student house in Preston gets the same care, including the bedrooms and the living room where people sit in the evenings.
Most treatments are completed within a day, and you can usually move back in after about 2 hours, unless your technician advises otherwise. Qualifying treatments carry our 12-week guarantee. See how our heat treatment works

Local insight
Lancashire’s housing gives bed bugs plenty of routes from home to home. Long rows of Victorian terraces in Preston, Blackburn, Burnley and Chorley share party walls and, in places, roof spaces, while Blackpool has a large stock of guest houses, B&Bs and older seafront buildings divided into holiday flats and bedsits. Bed bugs do not come from dirt; they travel in on luggage, bedding, clothing and furniture, so properties with a steady turnover of guests or tenants are naturally more exposed.
The University of Central Lancashire in Preston and Lancaster University bring large student populations, and many students live in shared houses and converted flats where rooms change hands each year. Second-hand beds and sofas moving between lets can carry bed bugs from one property to the next. The West Coast Main Line through Preston and Lancaster and the M6 and M55 also bring visitors and commuters in from across the country.
If you notice bites, small blood spots on bedding or dark marks along mattress seams, act early. A smaller infestation is quicker to treat and less disruptive, and in a terrace or a converted building it is worth checking with neighbours too.

Pricing
Whole-property bed bug heat treatment in Lancashire starts from £895. The final price depends on the size and layout of the property, how far the bed bugs have spread and how much preparation is needed. A terraced house in Blackburn, a shared student house in Preston or Lancaster with several let rooms and a Blackpool guest house with a room on every floor are each quoted on what is actually there.
Access and travel play a part too. Flats above shops in Preston and Lancaster town centres, tall seafront properties in Blackpool with limited parking, and farmhouses out in the Ribble Valley or the Forest of Bowland all need more planning, and because we travel from London we agree the date well ahead. Qualifying treatments carry our 12-week guarantee. For a clear breakdown, see our bed bug treatment prices.
Reviews
I don’t normally write reviews, but I felt I had to for ThermoPest because of how stressful our situation was. We started noticing bites a few weeks ago in our London flat and after some late night Googling I realised it was most likely bed bugs. At first, I tried sprays and washing everything, but nothing worked. It was honestly overwhelming – especially with kids in the house so I reached out to ThermoPest for help.
From the first call, they were professional and reassuring. They explained their bed bug heat treatment in London and how it kills all life stages (eggs, larvae, and adults) in one visit. The technicians turned up on time, were polite, and clearly knew exactly what they were doing. They carefully moved furniture, set up their heaters, and kept me informed throughout the process.
The difference has been night and day. After the treatment, we’ve had zero bites and could finally sleep again without worrying. I really liked that it was a chemical free method too safe for kids and pets, which was a big deal for us.

I was gutted when I found bed bugs in my daughter’s room after she came back from uni. It was proper stressful, especially with her exams coming up. ThermoPest were brilliant, they sent a technician out the next day, and he was so calm and reassuring. The heat treatment took a few hours, and they even checked in a week later to make sure everything was okay. No more bugs, and my daughter’s finally getting a decent night’s sleep. Can’t fault them

We contacted ThermoPest for bed bug treatment in London after finding signs of activity at home. The technicians recommended a heat treatment, which was perfect for us as we wanted to avoid chemicals. The process was efficient, discreet, and cleared the problem in just one visit.

I ended up not booking a treatment because Gavin honestly advised that I didn’t have a bed bug problem, even though other companies had insisted I did. He was transparent, generous with his time, and helped me avoid spending thousands on unnecessary treatments.
Really appreciate the honesty — a rare find in this industry! I have given a 5 star review based on that experience with ThermoPest Bed Bug Treatment London.

Lancashire is covered by several councils, and their pest control services vary and can change, so it is worth checking with your own council directly. Whoever you use, the whole affected area needs treating properly, not just one room. Our guide to council vs private bed bug treatment explains the differences.
Yes. We work with guest house, B&B and holiday flat owners, and we plan treatment around bookings where we can. Most treatments are completed within a day, and you can usually move back in after about 2 hours, unless your technician advises otherwise. We also advise on checking rooms and linen between guests.
Yes. We treat shared houses and flats let to students at the University of Central Lancashire and Lancaster University, working with students, landlords and letting agents. Where rooms share walls or a building is split into flats, we advise on checking neighbouring rooms and flats too.
It depends on the tenancy and on when the bed bugs arrived. Landlords are generally expected to deal with an infestation that was there before the tenant moved in, while a tenant may be asked to pay if bed bugs arrived later. We provide treatment records for both sides. See Landlord Won’t Treat Bed Bugs? Your Rights as a UK Tenant for more.
