Local bed bug specialists
ThermoPest provides specialist bed bug heat treatment in Leeds across Hyde Park, Headingley and Burley and surrounding areas. We work with homeowners, tenants, landlords, letting agents and student-accommodation providers, treating homes, flats, shared houses, HMOs and managed accommodation with a heat-led approach tailored to the property and infestation. Hyde Park, Headingley and Burley are well known for student and shared-rental housing, alongside long-term residents and professional tenants.
Bed bugs are our specialist area rather than one of many general pest-control services. ThermoPest is a BPCA- and NPTA-member company, and our technicians use professional heat equipment with live temperature monitoring to target adults, nymphs and eggs. Our heat-led treatment plans include tailored aftercare and further treatment where required. Qualifying whole-property treatments carry a 12-week treatment guarantee, subject to the terms.

How it works
Bed bugs and their eggs die when held above about 50°C for long enough. We heat rooms to 50–60°C and hold that heat until the hardest-to-reach spots stay above 50°C. The heat gets into mattress seams, bed frames, sofas, skirting boards and furniture joints, so adults, nymphs and eggs are all treated in the same session.
Take a back-to-back student terrace in Hyde Park or Woodhouse. We heat each bedroom along with the shared lounge and landing, place probes in bed bases, wardrobes and along skirting boards, and track the readings live until every one has held above 50°C. Because these terraces share walls, we may also advise on checking next door. Most treatments are completed within a day, and you can usually move back in after about 2 hours, unless your technician advises otherwise.
You get clear preparation steps before we arrive and aftercare advice when we leave. Qualifying treatments carry our 12-week guarantee. See how our heat treatment works

Local insight
Leeds has large areas of Victorian red-brick terraces, including back-to-back houses in Harehills, Burley, Armley and Holbeck, where homes share walls on up to three sides. Headingley and Hyde Park also have bigger houses split into flats and bedsits, while the city centre has added many apartment blocks around the station, Holbeck and Leeds Dock. In back-to-backs and converted houses, bed bugs can move through shared walls, floor voids and loft spaces, so the homes either side may need checking.
The University of Leeds, Leeds Beckett University and Leeds Trinity University mean many shared houses in Headingley, Hyde Park and Woodhouse, with tenancies changing each summer and beds and sofas often left behind or bought second-hand. Leeds is also a major shopping, business and events centre with strong rail links, and visitors staying in city-centre hotels and serviced apartments can carry bed bugs home in their luggage.
If you notice bites, small dark spots on mattress seams or shed skins, ask for an inspection early. Landlords can also plan a check into the gap between tenancies.

Pricing
Whole-property bed bug heat treatment in Leeds starts from £895. The price depends on the size and layout of the property, how far the infestation has spread and how much preparation is needed. A one-bedroom flat in the city centre is quicker to heat than a five- or six-bedroom student HMO in Headingley, where every bedroom and shared room has to reach temperature.
Access is another factor. City-centre apartment blocks can mean permit parking and lifts, and homes further out towards Harrogate or Wetherby add travel time. We confirm the cost in writing before we start, and qualifying treatments include our 12-week guarantee. See our bed bug treatment prices for full details.
Reviews
Thermopest came out to do a bed bug heat treatment, I was told it would get rid of the problem in one visit. However a few days after the treatment we noticed live bed bugs. I called Gavin and he was able to send back another set of technicians to complete a second treatment. Since then we have been bed bug free, I will give 5 star since dealing with Gavin helped the process to go well.

I rarely leave reviews, but the service I got from ThermoPest was brillaint. My flat in Notting Hill had a stubborn bed bug issue that two previous companies failed to get rid of. ThermoPest were different – super thorough, really respectful of the property, and most importantly, the bed bugs are GONE.

I had a bed bug scare, and after shopping for an exterminator found some who did not view pictures or do any kind of viewing only offered treatment that was very costly. Im so glad I contacted James who immediately told me over the phone he doubted they were bed bugs (no symptoms/bites) after sending pictures and getting some more information, he confirmed with another specialist and got back to me very quickly to tell me what they were (black book lice) and how to treat with absolutely no cost. Right at Christmas I could not be more grateful! Can’t recommend enough.

Thermopest were quick to respond and recommended their bed bug heat treatment, we were able to book in a treatment for the following day which was great.

It depends on the tenancy and how the bed bugs arrived. Landlords are often responsible where the problem was there before the tenant moved in or comes from the building, while a tenant may be asked to pay if they brought bed bugs in. Our guide on what to do if your landlord won’t treat bed bugs sets out the next steps for tenants.
