Local bed bug specialists
ThermoPest provides specialist bed bug heat treatment in Manchester across Fallowfield, Chorlton and Rusholme and surrounding areas. We work with homeowners, tenants, landlords, letting agents and student-accommodation providers, treating homes, flats, shared houses, HMOs and managed accommodation with a heat-led approach tailored to the property and infestation. Manchester’s university residences span City, Fallowfield and Victoria Park, while Fallowfield, Rusholme and Chorlton also contain extensive private rented housing.
As bed bug specialists and BPCA and NPTA members, we use professional heat equipment, temperature probes and live monitoring throughout treatment. This allows our technicians to verify treatment temperatures across the property while targeting adult bed bugs, nymphs and eggs. Our heat-led treatment plans include tailored aftercare and further treatment where required. Qualifying whole-property treatments carry a 12-week treatment guarantee, subject to the terms.

How it works
Bed bugs and their eggs die when held above about 50°C for long enough. We heat rooms to 50–60°C and hold that heat until the hardest-to-reach spots stay above 50°C. Because heat moves through soft furnishings, wardrobes and floor edges, it treats every life stage at once, including eggs that hide deep in seams and joints.
In a Fallowfield student house we often heat each bedroom along with the shared lounge, landing and kitchen, because bed bugs move between rooms on bags and clothing. In a city-centre apartment we work with the building manager on access and lift use. Either way, probes sit in the hardest spots and we track the readings live. Most treatments are completed within a day, and you can usually move back in after about 2 hours, unless your technician advises otherwise.
You get clear preparation steps beforehand and aftercare advice when we leave. Qualifying treatments carry our 12-week guarantee, and if a return visit is needed we will explain why. See how our heat treatment works

Local insight
Manchester’s homes take in red-brick Victorian terraces in Levenshulme, Longsight and Chorlton, older semis in Didsbury and Withington, and a fast-growing stock of city-centre apartments in Ancoats, Castlefield and the Northern Quarter. Terraces share party walls and loft spaces, while apartment blocks share corridors, service risers and bin stores, so bed bugs can travel between homes in both. Mill conversions add their own challenge, with large open rooms and plenty of timber.
The University of Manchester and Manchester Metropolitan University mean much of Fallowfield, Rusholme and Withington is let as shared housing, with tenancies changing each summer and second-hand beds and sofas passed from one group of tenants to the next. Concerts, football and business visitors keep hotels and serviced apartments across the city centre busy, and bed bugs often travel home in suitcases and bags after a stay away.
If you have bites you cannot explain, small dark spots on mattress seams or shed skins around the bed, ask for an inspection early. Acting quickly keeps the problem smaller and the treatment simpler.

Pricing
Whole-property bed bug heat treatment in Manchester starts from £895. What you pay depends on the property size and layout, how widely bed bugs have spread and the preparation involved. A one-bedroom flat in Chorlton is quicker to heat than a multi-room student HMO in Fallowfield or Withington, where every bedroom and shared space needs to reach temperature.
City-centre jobs in the Northern Quarter, Ancoats or Castlefield can involve loading bays, permit parking and lifts, while larger semi-detached homes in Didsbury take longer to bring up to heat. We price each job clearly before we start, and qualifying treatments include our 12-week guarantee. See our bed bug treatment prices for full details.

They came out quickly and identified the problem for an active bed bug infestation at my mother’s house. They acted in a polite and considerate matter.

I was mortified when I found bed bugs in my flat after a holiday. ThermoPest came to the rescue with their heat treatment, and I couldn’t believe how thorough they were. The technician, Dave, explained everything and put me at ease. Within a day, my home was bug-free, and it’s been three months with no sign of them.

Gavin from ThermoPest was brilliant to deal with and the situation was dealt with.

It depends on the tenancy and how the bed bugs arrived. Landlords are often responsible where the problem was there before the tenant moved in or comes from the building, while a tenant may be asked to pay if they brought bed bugs in. We provide treatment documentation that both landlords and tenants can use.
Yes. We treat shared houses let to students at the University of Manchester and Manchester Metropolitan University, often between tenancies or around term dates. If your landlord will not act, see our guide on what to do if your landlord won’t treat bed bugs.
