Local bed bug specialists
ThermoPest provides specialist bed bug heat treatment in Birmingham across Edgbaston, Selly Oak and Moseley and surrounding areas. We work with homeowners, tenants, landlords, letting agents and student-accommodation providers, treating homes, flats, shared houses, HMOs and managed accommodation with a heat-led approach tailored to the property and infestation. Edgbaston and Selly Oak sit around a major university campus and a substantial student-rental market, while Moseley adds family homes and converted flats.
As bed bug specialists and BPCA and NPTA members, we use professional heat equipment, temperature probes and live monitoring throughout treatment. This allows our technicians to verify treatment temperatures across the property while targeting adult bed bugs, nymphs and eggs. Our heat-led treatment plans include tailored aftercare and further treatment where required. Qualifying whole-property treatments carry a 12-week treatment guarantee, subject to the terms.

How it works
Bed bugs and their eggs die when held above about 50°C for long enough. We heat rooms to 50–60°C and hold that heat until the hardest-to-reach spots stay above 50°C. Heat reaches into mattress seams, bed frames, sofa joints, skirting boards and the gaps behind furniture, so adults, nymphs and eggs are treated together rather than room by room over several weeks.
Take a typical Victorian terrace in Moseley or a shared student house in Selly Oak. We set up heaters and fans, place temperature probes in the spots bed bugs favour, such as headboards, wardrobes and floor edges, and watch the readings live until every probe has held above 50°C. Most treatments are completed within a day, and you can usually move back in after about 2 hours, unless your technician advises otherwise.
Before we arrive we tell you exactly how to prepare, and afterwards you get clear aftercare advice. Where activity has spread from a neighbouring home, or a return visit is needed, we will explain why. Qualifying treatments carry our 12-week guarantee. See how our heat treatment works

Local insight
Birmingham’s housing runs from Victorian and Edwardian terraces in Moseley, Kings Heath and Handsworth to post-war estates and newer apartment blocks around the city centre, Digbeth and the Jewellery Quarter. In terraced streets, bed bugs can move along shared walls, under floorboards and through gaps around pipes, so a problem next door is worth taking seriously. In converted houses and flats above shops on busy high streets, more than one home is often involved.
The University of Birmingham, Aston University and Birmingham City University mean many tenancies change hands each summer, and furniture is often left behind for the next tenants. Selly Oak and Harborne have plenty of shared houses where one room’s problem soon becomes the whole house’s concern. Birmingham is also a busy centre for business travel and events, with hotels around New Street station and the city’s conference venues, and bed bugs often come home in luggage after a stay away.
If you notice bites, small dark spots on mattress seams or shed skins near the bed, ask for an inspection early. A smaller infestation is usually quicker and simpler to treat.

Pricing
Whole-property bed bug heat treatment in Birmingham starts from £895. The final price depends on the size and layout of the property, how far the infestation has spread and how much preparation is needed. A two-bedroom terrace in Erdington is a different job from a six-bedroom student HMO in Selly Oak, where several bedrooms and shared rooms all need to reach temperature.
Access matters too. City-centre flats near the Jewellery Quarter or Digbeth can mean limited parking and carrying equipment up stairs, while larger family homes in Edgbaston simply take longer to heat. We confirm everything in writing before any work starts, and qualifying treatments include our 12-week guarantee. See our bed bug treatment prices for what is included.
Reviews
I had a bed bug scare, and after shopping for an exterminator found some who did not view pictures or do any kind of viewing only offered treatment that was very costly. Im so glad I contacted James who immediately told me over the phone he doubted they were bed bugs (no symptoms/bites) after sending pictures and getting some more information, he confirmed with another specialist and got back to me very quickly to tell me what they were (black book lice) and how to treat with absolutely no cost. Right at Christmas I could not be more grateful! Can’t recommend enough.

Needed a bed bug treatment in London for a flat we rent out. The process went smoothly and overall was impressed with how it was handled.

Bed bugs are definitely not the kind of present you want to bring back from holiday but unfortunately we did- even after staying in a nice hotel chain! These guys offered a guarantee and a great price so we decided to go with them. It was a great decision as it took only only visit to get rid of the issue. Worth every penny. Plus we have not needed to call them back at all. Thanks to Jamie and team for sorting.

I run a small Airbnb in London, and a guest alerted me about a potential bed bug issue. I was mortified and knew I needed immediate help to protect my reputation. I called Gavin at ThermoPest, and he responded quickly with a clear plan. Highly recommend them if you’re looking for a bed bug exterminator who knows what they’re doing.

It depends on the tenancy and how the bed bugs arrived. Landlords are often responsible where the problem was there before the tenant moved in or comes from the building, while a tenant may be asked to pay if they brought bed bugs in. Our guide on what to do if your landlord won’t treat bed bugs sets out the next steps for tenants.
