How it works
Bed bugs and their eggs die when held above about 50°C for long enough. We heat rooms to 50–60°C and hold that heat until the hardest-to-reach spots stay above 50°C. Our technicians place temperature probes in the places bed bugs favour, such as mattress seams, bed frame joints, skirting boards and sofa folds, and watch the readings live throughout the treatment.
A typical Maidstone job might be a Victorian terrace near the town centre, with a front bedroom, a box room and a converted loft. Older terraces often have gaps around floorboards and skirting, so we place probes there and keep the heat on until every room, including the loft, holds above 50°C. Before the day, we send clear preparation advice so you know what to do with clothes, bedding and belongings.
Most treatments are completed within a day, and you can usually move back in after about 2 hours, unless your technician advises otherwise. Qualifying treatments are covered by our 12-week guarantee. See how our heat treatment works

Local insight
Maidstone is the county town of Kent, and its housing ranges from Victorian and Edwardian terraces close to the town centre to post-war estates and newer developments on the edges of town. Terraced houses share party walls, and converted flats share stairwells, loft spaces and service ducts, which gives bed bugs routes from one home to the next. When we treat a flat, we need to inspect the neighbouring flats too, because an untreated home next door can bring them back.
Many people in Maidstone rent, from flats above shops in the town centre to shared houses, and frequent tenant moves mean second-hand furniture and belongings change hands often. The town is also a commuter base, with trains from Maidstone East and Maidstone West and easy access to the M20, so bed bugs can travel home on clothes and bags from trains, offices and hotel stays.
If you notice bites, small blood spots on bedding or dark marks along mattress seams, act early. A smaller infestation is quicker and less disruptive to treat than one that has spread through the house.

Pricing
Whole-property bed bug heat treatment in Maidstone starts from £895. The final price depends on the size and layout of the property, how far the bed bugs have spread and how much preparation is needed. A detached family home in Bearsted or a terrace with a loft room takes more equipment and time than a one-bedroom flat in the town centre, and a shared house with several let rooms needs each room planned on its own. As we travel out from London, parking and access near the property also help us plan the day.
We confirm the price after a survey or a detailed conversation about the property, so you know what is included before we start. Qualifying treatments carry our 12-week guarantee. See our bed bug treatment prices for what is included and the full guarantee terms.
Reviews
I feel incredibly fortunate to have found this service. This company has been able to deal with the bed bug issue very effectively.
James who initially came out was very professional and the teams work has been a relief after trying another company (with a big name) which had failed to get us rid of the bugs and have charged us an arm and a leg without any guarantee.
Great customer service, a guarantee and are very flexible. I highly recommend their service to anyone who is dealing with that type of issue. Thank you so much for all your help.

We ended up needing bed bug heat treatment in London after bringing some home from a hotel stay. Luckily we spotted it pretty quick, so it wasn’t a full on infestation. The guys came round, checked it out and said it only needed a spray which sorted it fast.
They were friendly, explained what they were doing and didn’t make a big drama out of it. Glad we called them when we did, saved us from a much bigger problem. Thanks

They came out quickly and identified the problem for an active bed bug infestation at my mother’s house. They acted in a polite and considerate matter.

I didn’t end up using the service because when I called, Gavin took the time to talk me through how to check for bed bugs myself. Turns out, it wasn’t bed bugs causing the itching after all.
Every other company we spoke to seemed ready to jump straight into treatment without really assessing the situation, but Gavin was honest and helpful from the start. He shared loads of useful info over the phone, and I’m really grateful for his time. Thanks again!

Council pest control services vary and can change, so check Maidstone Borough Council’s website for what it currently offers. Many councils offer a limited bed bug service or none at all. We provide private heat treatment across Maidstone, and our guide to council vs private bed bug treatment explains the differences.
It depends on the tenancy and when the bed bugs appeared. Landlords are usually responsible where an infestation was present before a tenant moved in or comes from a neighbouring property, while a tenant may be responsible if they brought bed bugs in later. We work with tenants, landlords and letting agents, and our guide on what to do if your landlord won’t treat bed bugs sets out your options.
Yes. We treat shared houses, HMOs and student lets as well as family homes and flats. In a shared house, bed bugs often move between rooms, so we plan the treatment around the whole property rather than a single bedroom and give every housemate clear preparation advice.
Keep your luggage zipped and away from beds and sofas, wash and tumble dry clothes on the hottest setting the fabric allows, and check mattress seams and bed frames for live bugs, dark spots or shed skins. If you find signs, contact us before the bed bugs spread to other rooms. Our guide on bed bugs in luggage has more detail.
We travel out from London to treat homes in Maidstone, and most treatments are completed within a day. You can usually move back in after about 2 hours, unless your technician advises otherwise. Larger homes or heavier infestations can take longer, and a return visit is sometimes needed, which we will explain before we start.
Qualifying treatments carry our 12-week guarantee. If live bed bug activity is found within 12 weeks and the guarantee terms have been followed, we come back to deal with it. See our bed bug treatment prices page for the full terms.
